PDS have recently reviewed and provided preliminary view on this DA approved development site and the path for making this site ‘work’. Our role involved reviewing the development feasability, input on construction costing and preiliminary exit strategy review.


Townhouse Project Management and Cost Planning – End Value Circa $4.5 million.

PDS were engaged by a private landowner who had bought this property a few years ago with the view to developing. PDS were engaged to review the existing Planning Approval, assess development costs and make recommendations to deliver the project.



“Mum and Dad” wanting to develop - Project Management

PDS recently assisted a “Mum and Dad” who want to develop their land into apartments. Once complete, the apartments wiill be kept for long term investment. Before even considering the strict planning controls, the development needs to:

  • Maximise the sites potential,
  • Have inherent long term aesthetic and functional appeal,
  • Be low maintenance, and
  • Have long term green credentials.

Commercial Building - Construction Management

PDS oversaw the project management of this $2m commerical office building. Services include builder management, detailed handover process, defects report and rectification.

Auction bidding – PDS have bid at many auctions. Units, land, house and commercial. We take the stress and pressure out of auctions. Values from $500,000 to sub $3m.


Bayside Family – PDS sourced and negotiated the purchase of this low set villa for a family of three. Circa $400,000.


Brisbane Investor – Inner city. PDS sourced and acquired an inner city residential property with a minimum 800 square metre parcel with excellent fundamentals. PDS managed the entire contract negotiation, co-ordinated building/pest inspections and finance, all the way to settlement; plus selected an appropriate rental manager. Circa value $650,000.


Financial Planner – a Newstead based financial planner referred PDS to a long term client to assist them negotiate with a ‘high profile’ selling agent. Our role included driving the building inspection and explaining in lay man terms some issues with the building report.


Investigative Due Diligence – Commercial Building – once the private client placed the 2 level property under contract, PDS undertook Due Diligence on the property including air conditioning, building, parking, electrical and reviewed relevant leases. PDS worked within a team of advisors including Solicitor, Accountant and Builder. All tasks completed on time, on a fixed price.


Medical Practitioner – PDS provided prelimiary advice to an established specialist medical practice on alternative practice locations, around Woolloongabba/South Brisbane.


Mixed use development site – PDS undertook due diligence into the property and attended auction. Proudly, our Client stuck to the pre-agreed budget and never over-extended themselves.


RTO – due to the rapidly expanding nature of this established RTO, PDS met with the Management Board and set about finding them a suitable office building in inner city Brisbane. We took care of the full search, reported on any issues or concerns, presented options to the Board and essentially took a hands on approach to finding a property that matched their needs. Our client has now secured the property and we look forward to seeing their shingle out front.


Overseas Ex-Pat - PDS work seamlessly with overseas ex-pats – email/skype/phone. Latest client's budget was to $1 million, PDS sourced and purchased a home that meet their requirements.


Private Business Owner and Property Investor – PDS undertook preliminary Due Diligence into this 1,500 square metre office building.


Single mature lady required assistance searching and buying a low set villa. PDS handled this for her. Everton Park.


Time Poor Professional Couple – PDS sourced, negotiated and managed the entire process. Our professional client was time poor, often out of Brisbane. After hours work by PDS fitted with our client. PDS co-ordinated the building/termite and pool inspections. Various issues identified and negotiations occured. PDS secured a quality home, to be enjoyed by our client. Value $1.2m.

Commercial Office Building – Buyers Agent – Construction – Handover – Settlement After a thorough property search, including direct to owner prospecting, we were successful in securing a new coporate office building that repesenteded the values and professionalism of QPF.

The selected building has semi-basement parking plus two levels above ground with internal lift. The building was purchased early on during construction. Our role has ranged from negotiations with the developer, review of contracts with QPF’s corporate lawyer, inclusions list, building plans, building approvals and a thorough handover inspection. PDS liased with the builder/developer to protect our clients interests and to ensure a quality building was delivered. Internal fitout was part of the contract. Circa value $2 million.
